Job Title: Land Development Project Manager

Job Overview:

We are seeking an experienced Land Development Project Manager to oversee and coordinate all aspects of land development for residential communities in Savannah, Georgia. This role is responsible for ensuring projects are delivered on time, within budget, and in compliance with all regulatory requirements. The ideal candidate will have a strong background in land development, construction processes, and project management within the homebuilding industry.

Key Responsibilities:

• Manage all phases of land development, from due diligence through final lot delivery.
• Oversee planning, engineering, permitting, budgeting, and construction of site infrastructure.
• Coordinate with internal teams, municipalities, engineers, contractors, and utility providers to ensure smooth execution of development projects.
• Monitor project timelines and budgets, identifying and addressing any potential risks or delays.
• Ensure compliance with local, state, and federal regulations, as well as environmental requirements.
• Manage contracts, bids, and negotiations with vendors and subcontractors.
• Oversee site inspections, quality control, and adherence to safety standards.
• Prepare and present progress reports, forecasts, and recommendations to senior leadership.
• Work closely with land acquisition and homebuilding teams to align development with company objectives.

Qualifications:

• Bachelor’s degree in Civil Engineering, Construction Management, Real Estate Development, or a related field preferred.
• 5+ years of experience in land development, site construction, or related field within the homebuilding industry.
• Strong understanding of civil engineering, grading, drainage, utilities, and road construction.
• Experience managing budgets, contracts, and schedules for large-scale residential developments.
• Proficiency in project management software and Microsoft Office Suite.
• Excellent problem-solving skills and ability to work in a fast-paced environment.
• Strong communication and leadership skills to effectively manage multiple stakeholders.
• Knowledge of Savannah-area permitting processes and regulatory agencies is a plus.
